Royal Port Condominium

Royal Port is a contemporary luxury condominium located on the picturesque Lake Ontario in Port Dalhouse, ON. The building was developed with 90,000ft² mixed-use residential and commercial space, including a 6,000ft² commercial restaurant and 51 residential units. Equipped with 40,000ft² of underground parking garage, the facility provides residence with all amenities in a crowded downtown core. The project was able to achieve a 30% reduction in energy and greenhouse gas emissions from Ontario Building Code (OBC) standards by constructing the building with boilers, chillers and ERV units on the roof.

As construction managers, Rankin subcontracted all specialty trades for the build, while self-performing various aspects. Demolition of the existing buildings, building excavation, pile-driving for foundation support, foundation and building services, underground infrastructure, commissioning and testing, and all associated site works were completed by Rankin. Construction of the building concluded in the Summer of 2022, with interim occupancy being achieved through and into the Fall. Final completion and complete occupancy was achieved by November 2022 to the satisfaction of businesses and residences.

South Port Condominium

Port Colborne is a close-knit community with a rich maritime history. A quaint town filled with friendly hospitality, popular cultural events and ample recreational activities. Conveniently located in the south Niagara Region, the South Port Condominium is located in an area allowing quick access to the GTA, Niagara Falls, and United States of America.

The South Port Condominium development is a collection of 74 exquisitely designed suites, built to combine the comforts of modern condo living with the peacefulness of Port Colborne. The 105,000ft² building consists of 74 residential units and 4 ground-floor commercial spaces, creating living space in a rapidly growing area, while ensuring that the business aspect is maintained.

Throughout construction, Rankin served as Construction Manager, self-performing several aspects including: demolition of existing structures, building excavation and backfill, pile driving, building foundations, site servicing, concrete flatworks and hardscapes, and parking lot construction. The remaining specialty components were tendered and subcontracted to various trades whom provide unique services. Construction of the building concluded in the Summer of 2024, with interim occupancy being achieved through and into the Fall. The Waterway Condominium

Located in the heart of Welland, ON, the Waterway Condominium is a two-structure development consisting of 30 modern-style suites situated along the recreational waterway. The area provides stunning views of the Recreational Welland Canal, with quick access to several local shops, restaurants and parks.

With construction commencing in November 2022, Rankin served as the Construction Manager, self-performing several of the site work, including:

  • Excavation & backfill
  • Building foundations
  • Site servicing
  • Concrete flatworks and hardscape
  • Asphalt paving and parking lot construction

The remaining speciality components were tendered and subcontracted to various trades whom provide unique services. Construction of the building concluded in the Summer of 2024, with interim occupancy being achieved through and into the Fall. Final completion and complete occupancy was achieved by October 2024.

The Locks Condominium

The Locks is a landmark project in the heart of Port Dalhousie, offering 181 condominium units, over 20,000 square feet of commercial space, and a 4,500 square foot community centre. Currently in the detailed design phase, The Locks is set to bring vibrant, modern living to this historic waterfront community.

Designed by the acclaimed Architects Alliance, known for their innovative and context-driven work, the project features a unique and intricate architectural approach. Highlights include 3.5 levels of underground parking, one-, two-, and three-bedroom units, single- and two-storey penthouses, and two-storey walk-up townhomes in landscaped courtyards, many with private elevators and terraces.

The development offers a full range of amenities, including a fitness centre, mini theatre, party room, games room, guest suite, and rooftop community terrace with BBQs, creating an elevated lifestyle experience for residents.

The project successfully completed an extensive mediation process with the City of St. Catharines and the Port Dalhousie Conservancy, ensuring the design respects and reflects community values. With approvals secured, the project is moving through detailed design, while our construction management team continues to identify value engineering solutions to maintain project efficiency without compromising quality.

The Locks is poised to set a new benchmark for thoughtful, high-quality development in Port Dalhousie, harmoniously blending modern living with the area’s rich heritage and waterfront charm.

GO Station Precinct Redevelopment Project

Rankin Construction was contracted by the Region of Niagara to complete the GO Station Redevelopment project in the Western Hill district of St. Catharines, ON.

This project is a culmination of four different projects including the removal of the existing CN Rail bridge, reconstruction of a new bridge structure, construction of a round-about and access roadways into the GO Station, and reconstruction of the GO Station parking lot.
